About the Role
Responsibilities include, but are not limited to: mopping, sweeping, vacuuming, wiping, washing, polishing, and dusting floors, carpets, walls, windows, and doors; trash and recycling removal; cleaning restrooms, stairwells, offices, and other areas as required.
You will perform a wide range of facilities services tasks, including non-technical maintenance of plumbing, electrical, heating, ventilating, and/or air conditioning facilities and equipment at a level not requiring formal licensure. You may also be required to perform tasks of other unlicensed trades, such as light equipment operation, carpentry, painting, and locksmithing.
Main Duties and Responsibilities
- Electrical: Monitor, maintain, and perform standard repairs to building electrical facilities and systems (tubes, fixtures, switches, photocells, and outlets); assist licensed electricians with non-technical repairs.
- HVAC: Monitor performance of heating, ventilation, and cooling systems; perform standard repair/replacement of components and non-technical maintenance tasks, such as cleaning fan coil units and adjusting system controls.
- Plumbing: Monitor and perform non-technical maintenance of plumbing systems, including standard repair of leaking fixtures, cleaning obstructed waste lines, installing water coolers, and performing non-technical modifications to plumbing and water supply systems; assist licensed plumbers as appropriate.
- Carpentry & Painting: Perform carpentry maintenance tasks including routine sheetrock/drywall installation and/or repair, window replacement, cabinet and countertop replacement, painting and texturing, and door and hardware installation.
- General Maintenance:
- Assist in maintaining water treatment and storage systems.
- Perform general maintenance, custodial, and trash removal tasks.
- Repair kitchen equipment.
- Maintain tools and storage areas.
- Maintain flowers and gardens.
- Maintain facility carpets.
- Operations & Safety:
- Ensure proper care in the use and maintenance of equipment and supplies.
- Promote continuous improvement of workplace safety and environmental practices.
- Document facilities maintenance requirements and maintain appropriate records of work performed.
- Perform miscellaneous job-related duties as assigned.
Required Qualifications
- At least 3 years of experience directly related to the duties and responsibilities specified.
- Completed diploma from an accredited institution that is above the minimum education requirement.
- Specialized skill trade in at least one of the following areas: electrical, plumbing, HVAC, painting, drywall, carpentry, etc.
- Skill in the use of computers, preferably in a PC, Windows-based environment.
- Record maintenance skills.
- Ability to understand and follow specific instructions and procedures.
- Ability to use hand and power tools applicable to the trade.
- Ability to repair and maintain appliances and heating/cooling equipment.
- Ability to read, understand, follow, and enforce safety procedures.
- Knowledge of one or more building trades.
- Ability to plan and prioritize jobs while working with a preventative maintenance program.
